Tennessee does not require anyone to test for radon before a sale. What drives testing here is the contract. The standard Tennessee Realtors forms prompt buyers to consider inspection contingencies, radon among them, and in a Zone 1 county a good buyer's agent raises it as a matter of course. Once a radon contingency is in the contract, a clock starts, and everything about the test has to fit inside that clock.
There is also a disclosure dimension sellers should understand before testing. Tennessee's Residential Property Disclosure Act requires sellers of one to four unit homes to disclose what they know about environmental hazards, and radon appears by name on the standard form. Testing creates knowledge, and knowledge must be disclosed. That is not a reason to avoid testing, it is a reason to test early rather than in the middle of a deal.
