Certified measurement of the gas that Knox County's karst geology delivers straight into basements.
Radon is a naturally occurring radioactive gas that seeps up out of the rock and soil beneath your home. You cannot see it, smell it or taste it. The EPA classifies all of Knox County as Radon Zone 1, its highest risk category, and identifies radon as the leading cause of lung cancer among people who have never smoked. The Surgeon General recommends that every home below the third floor be tested.
Two identical houses on the same street can test completely differently, because radon travels along fractures in the limestone and each foundation sits over a different pattern. Your neighbor's low reading tells you nothing about your basement.
Buying or selling, especially anything with a basement or finished lower level. See real estate radon testing. Before finishing a basement, because turning it into a bedroom or office multiplies the hours your family spends at the home's highest-radon level, and adding mitigation before the drywall goes up is cheaper and cleaner. After foundation or HVAC work, since new cracks, sump pits or duct changes alter how soil gas moves. Every two to five years as routine, because levels drift as houses settle.
Hardware-store charcoal kits are a reasonable first screen. They are also single-point measurements, easily skewed by humidity and placement, and not accepted in real estate transactions. Professional continuous monitoring gives hour-by-hour data, tamper resistance and a report a buyer, seller or relocation company will accept. When the answer decides whether you spend $1,200 on a system, an accurate test is cheap.
