Powell is a community in northern Knox County, strung along Clinton Highway and the roads around it, with subdivisions that range from older ranches to newer builds. If you live there and you have never tested for radon, this page tells you what to expect from us.
We do not keep an office in Powell. Our team works from Knoxville and drives out to do the testing or the installation. Because Powell is in Knox County, you are in the same county as the rest of our regular work, so there is nothing special to arrange.
Radon is a gas that rises from the ground and gets into houses. East Tennessee is known for elevated readings in many places, and the only way to learn what is happening in your own house is to test it. A neighbor's result does not predict yours, because soil, foundation and ventilation differ from one lot to the next. We have a page on radon levels in the Knoxville area that explains what the numbers mean.
You will find slab-on-grade homes, houses with full basements, split-levels, and places with crawl spaces. The type of foundation changes how we would treat a high result:
1. Test. A professional test in the lowest livable level, with the house closed up as the protocol requires. Our radon testing page has the details, and our comparison of a test kit and a professional test can help you choose.
2. Read the result. A number at or above the action level of 4.0 pCi/L is the usual trigger to fix. A number between 2 and 4 is a judgment call, which we cover in our guide to in-between results.
3. Mitigate. We describe the plan and the price before work starts. The standard approach is an active suction system. Details are on our radon mitigation page.
4. Retest. After the system runs, we test again to confirm the number came down.
Radon often comes up in the inspection period. A result can be handled inside the usual timeline, and a system with a retest is something a buyer, a seller and a lender can all accept. See our home sale radon guide and the page on Tennessee radon disclosure.
A mitigation system is only finished when a second test shows it is working. We do not treat the fan as the end of the job. After the system has run for a short time, a new test in the same spot, under the same closed-house conditions, gives you a number to compare to the first one. Keep both reports together. If you sell later, a buyer will ask for them, and having a before and an after on paper makes that conversation short.
The system itself needs very little from you. Look at the monitor now and then, and call us if it shows a problem. Plan to retest every couple of years, and again after any major work on the foundation, because changes to the house can change how gas moves through it.
